Within the Bio-Industrial Park there are several sites available for the development of new manufacturing with access to existing pipeline infrastructure as well as steam and market access via rail and marine.
The Park’s western boundary is the St. Clair River, with a deep water dock facility that provides access, through the St. Lawrence Seaway, to ships on the Great Lakes system and international oceanic cargo. The site is also serviced with rail service from CSX rail and interswitch to CN Rail which connect to markets in Canada and the U.S. via the St. Clair Rail Tunnel.

25-Acre Parcel:The parcel is located within the fence line of the Bio-Industrial Park Sarnia, west of Vidal Street. The Parcel is 17-acres with potential to be up to 20-acres depending on completion of other planned developments. Several utility services run along the roads that surround the parcel.As the parcel is within the fence line of an existing petrochemical operation, traditional setback requirements and minimum distance separations do not apply, thus meaning proposed facilities will not ultimately require the full amount of space often requested.

REGIONAL TRANSPORTATION
There are access roads to the Bio-Industrial Park Sarnia. The site is 11 kilometers southwest of Provincial Highway 402 by way of Provincial Highway 40.
Highway 402 is a limited access, multiple lane freeway running from the Michigan-Ontario border in the west to London and Highway 401 in the east. There are eight interchanges within Sarnia-Lambton.
Highway 40 runs south from Highway 402 through the major industrial corridor in Sarnia and St. Clair Township and into Chatham-Kent where it connects with Highway 401. Within Sarnia portions of Highway 40 are four lanes. Highway 40 is 1.5 kilometers to the east of the main entrance to the Bio-Industrial Park Sarnia.
The sites are located 1 kilometer from VIP Sarnia, which offers transloading and rail services.
ROAD – The 25-acre parcels can be accessed via access roads from the parcel to the main gates of the Bio-Industrial Park Sarnia via a shared security gate.
The other two parcels are external to the fence line of the Bio-Industrial Park Sarnia and are accessed via Vidal Street South and Huron Boulevard.
RAIL – For the 25-acre parcel there is CSX Transportation shunting on site and the CSX main line with connection to CN (CN is responsible for moving trains into Michigan). Spur lines are located throughout the Bio-Industrial Park Sarnia. Rail spurs will require improvements as the track to this parcel has been removed, however footings are currently in place. Nearest rail yard is operated by CSX Rail and is located 1.5 miles from the site. Transloading and railcar movement services can be provided by VIP Rail ULC.
MARINE – The 25-acre parcel has immediate access to a 720-foot liquid loading dock for incoming or outgoing bulk shipments. This provides access to the St. Lawrence Seaway system. The dock is maintained for current use of liquid product. Capital upgrades are necessary for the dock to be actively utilized.
